    We have managed a diverse range of real estate, including but not limited to; apartments, office buildings, retail, warehouse, marinas, executive office suites gas stations and stalled or failed commercial and residential developments. Through management we have been involved in leasing of commercial, multi-family, retail and industrial properties, tenant relations, property maintenance, rent collection, dispute resolution, construction completion of stalled developments and rebranding assets.   • Real Estate Workout Experience
    J.D. Block Services has a long history of expertise in diverse real estate activity with a particular focus on repositioning underperforming assets through strategic planning, financial structure, analysis, development, management and disposition of real estate assets which has extended over three decades. This expertise ranges from asset management, to turn around of the asset/portfolio through intense management efforts, including the build-out of both residential and commercial projects.

    We have managed companies, individual assets, and both performing and non-performing portfolios. Asset types include income properties, historic buildings, for sale developments including condominium projects and planned unit developments (PUDs) and have taken control of entire companies. We understand the issues facing developers, owners, investors, financial institutions and debt holders and have a track record of successful strategies and outcomes.

    We have worked in an advisory position and through control of the property and/or the operating entities. We have handled situations for owners to maximize their return, and on troubled assets in non- performing status and in both Chapter 11 and Chapter 7 bankruptcies.

  • Receivership/Trustee Experience
    We have been selected by national lenders as their court appointed receiver for REO, Bankruptcy and foreclosure assets. With over 20 years’ experience in the Florida Real Estate Market, we offer lenders a wealth of knowledge with regards to complex income producing receiverships for commercial real estate.

    We get involved in evaluation of all aspects of the project; financial status, budget, construction and legal situation; a strategic plan to maximize the return developed, presented and implemented including review of plans and specifications.

    Manage completion of construction directly or through third party construction agreements, development of a marketing campaign to complete and sell the units (condominium) or property (for large planned unit developments and commercial and apartment properties).

    Manage legal process of claims and litigation through resolution and court approval. Establish relationships with various stakeholders of internal and external entities to resolve issues and achieve objectives and consensus on alternative strategies.
